University
When one looks at the figures, the University District (or "U District") turns out to be one of the youngest communities in all of Seattle. About half of the population are students, making the median age around 22 years old and renters about 90% of the population.
But this shouldn't come as a surprise. For the University District is shaped primarily by the University itself. Its influence is seen in the cultural and intellectual events--including lectures, film, concerts, and gatherings--that happen on and around campus.
Incomes and housing values tend to be more moderate than elsewhere, though there are very distinct areas within the University District. The University of Washington campus, University Way (more commonly known as "the Ave"), and the area north of campus where single-family homes dominate.
